Kamigyo Ward

Central Kyoto includes areas around the Imperial Palace, Nishijin and Kitano. Street, school-district reputation, lot shape, road access, age of the building and redevelopment constraints can change buyer demand within short distances.

Sakyo Ward

Sakyo stretches from dense university/residential areas to low-density northern districts. Station access, topography, zoning, road conditions and the realistic rental/owner-occupier buyer pool vary substantially by area.

1. Use public transaction data before accepting an appraisal

2. Check Kyoto City zoning and road / planning information
